CHARLTON โ On Friday, August 22, 2025, at approximately 9:46 a.m., Officer Ryan Chase and Sergeant Brian Cardrant of the Charlton Police Department were dispatched to the Stafford Heights Apartments at 44 Stafford Street following a report of contractors on site being harassed by a tenant.

โI was familiar with the situation as I had spoken to the tenant, Nicole Giard, approximately 25 minutes earlier,โ Officer Chase said.
According to police, Nicole M. Giard, 51, is a resident of 44 Stafford Street Apt. [# redacted] in Charlton, MA.
โDuring my call with Giard she expressed how she felt she was being harassed due to the contractors working on an exterior wall of her apartment,โ Officer Chase said.
Officer Chase said that โ during the call โ he told Giard about the process to obtain a harassment prevention order and advised her to speak with the building inspector regarding the work being done on the property.
Giard told Officer Chase that she had already spoken with the board of health about the matter the day before.
โUpon my arrival at the residence, I spoke with Paul Swenson of Micozzi Management. Swenson is the property manager of the apartment complex,โ Officer Chase said. โSwenson stated that he and a couple of his workers were on the property yesterday and today to address several issues on the exterior of Giard’s apartment.โ
Officer Chase said he observed that some of the siding had been removed from an exterior wall and that work appeared to be underway to address the issues with the building.
โSwenson stated that a piece of plywood had been pried away from the building, insulation removed, another piece of plywood had been removed completely, and several words and phrases had been written on the plywood,โ Officer Chase said. โI then observed what Swenson was referring to and observed marker written on the plywood stating, โWTF is that NO,’ ‘You will not cover this RAT MESS! Call the office.โโ
Officer Chase then went to speak with Giard.
โI asked Giard if she pried the plywood away from the house, removed insulation, and wrote the phrases on the wall. Giard acknowledged that she did,โ Officer Chase said. โGiard started crying and stating that she was being harassed by the workers banging on the wall. I tried to explain to Giard that as a result of work being done some noise would be expected. Giard was not accepting of my answer and consistently spoke over me while I was trying to explain these things to her. Giard went on to state that she has PTSD, her animals have PTSD and that she was being harassed.โ
Officer Chase said that since Giard was crying and appeared very anxious about the situation, he offered her an ambulance or the opportunity to speak with someone regarding her mental health, but she declined.
โI advised Giard that destroying the work was not the appropriate action and that as a result she would be summoned to court for damaging the property,โ Officer Chase said.
Nicole Giard was charged with the following:
- Malicious Destruction of Property under $1200
Giardโs arraignment was scheduled for Oct. 3, 2025 in Dudley District Court.
