LEOMINSTER — Leominster has been ranked the third hottest ZIP code in the United States for 2025, according to Realtor.com’s annual “Hottest ZIP Codes” report released August 4.
The report, which measures market demand by unique viewers per property and the speed at which homes sell, found that listings in Leominster’s 01453 ZIP code attract four times more views than the national average and sell in a median of just 18 days, compared to 48–60 days nationwide.
Realtor.com data show the median listing price in Leominster was $457,000 in June, roughly 20.8% below the Worcester metro average of $577,000. Boston-area buyers accounted for 36.2% of out-of-market views, a sign of strong regional demand.
According to the report, Leominster was one of two Massachusetts communities to rank in the nation’s top 10 hottest housing markets for 2025, with Beverly taking first place and Leominster coming in third. In both cities, homes sold significantly faster than the U.S. average of 48–60 days on the market, with inventory levels far below pre-pandemic norms.
Realtor.com said the rankings reflect a shift in buyer behavior amid high mortgage rates, with shoppers prioritizing relative value and suburban living within commuting distance to economic hubs.
“These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” the Realtor.com report said.
The report noted that many of the hottest ZIP codes offer homes priced below their surrounding metro averages, even if above the national median, making them attractive to buyers seeking more space, amenities, and lifestyle flexibility without paying premium city-center prices. In Leominster, the median June listing price was $457,000 — about 20.8% lower than the Worcester metro median of $577,000 and $16,000, or approximately 3.6%, higher than the national median of $441,000. By comparison, the Boston metro median was $855,000, about 87.1% higher than Leominster’s price.
